The entire process, from your initial meeting with DOOR FIVE to receiving a decision that allows you to start the detailed design for construction, can take approximately 4 to 6 months if the planning process runs smoothly.

A: Yes. We prepare and submit all necessary documentation to the local planning authority (e.g., Bristol City Council) on your behalf. We manage the application process and act as your agent throughout the statutory process.

A: Our studio operates in two main regions: South England (UK), focusing primarily on Bristol, Bath, and the surrounding counties; and Florianópolis (Brazil). We are happy to discuss projects outside these areas on a case-by-case basis.

A: We use a flexible, stage-based fee structure to ensure transparency and align our costs with your project's progress and scope. We typically use a combination of two methods: 1. Fixed Fees and 2. Percentage of Construction Cost.
1. Fixed Fee (Initial Stages): We charge a fixed, lump sum fee for clearly defined work like the Concept Design and Planning Application stages. This gives you cost certainty for the start of your project.
2. Percentage Fee (Detailed Stages): For the later stages, such as Technical Design and Construction Oversight, the fee is often calculated as a percentage of the agreed total construction cost. This ensures our fee is proportional to the size and complexity of the build itself, typically ranging from [8% to 15%] of the project value, depending on the scope of our involvement.
All fees are clearly detailed in a written Fee Proposal before any work begins.
